SGS Treasurer Summary Report – August 26, 2021

If You Haven’t Donated, Now Is The Time

Your committee believes that all members should help contribute to the upkeep of our center, even if they are able to only make a small contribution. Even though our Spring Street Center enterprise is able to provide some of our income needs. It is not able to cover all costs. Your donations, on average, cover only 51% of our costs.

Our goal for 2021 is to have everyone contribute something toward the upkeep of our center.  By giving a little each month, you become a part of  a membership dedicated to preserving our building for future Subud members. If you have not yet donated this year, please do so! If you need a reason to donate, please read the rest of this report. Thank you!

Future Expenses

We need to repairing the siding on the South side of our building within the next 18 months.

Through a combination of $2,628 received from members and $3000 of the income received from our iTrips rentals we now have $5628 saved for that project.  We now need to raise an additional $16,372 before the project can begin.

Building Repairs Fund

We are grateful for members who would have contributed –  over and above their regular contributions – to this fund. 

iTrip bookings for the remainder of the year will be able to cover some of our costs, but we anticipate that we will need additional contributions from the members. Earmark these donations for the building fund.

Building Rentals

We had 8 rentals in August bringing in rental income of approximately $4,722. This will be deposited in September after the income statement is finalized. From the income received, we will retire $4,000 of our debt to Subud PNW, leaving us with $1000 of that loan to repay.

We have not yet begun Hall Rentals.

Donations

Donations in August were lower than average monthly donations.  If you missed sending in your contribution in August, please consider increasing your donation in September.

Future Expenses

We are trying to save for our next big project repairing the siding on the South side of our building, by replacing the siding and shingles. In attempting to put together an annual budget, I can see that with the current projected income from iTrips and member donations, we will need to fund raise further from members to cover these costs. The good news is that the costs for materials seems to have peaked for now. We will need to obtain an estimate closer to the time that the work is scheduled. Current cost estimates are around $22K.

Building Repairs Fund

We are looking for members who would be willing to contribute over and above their regular contributions so that we can both pay off our SPNW loan and build up savings for the next repair.  iTrip bookings for the remainder of the year will be able to cover some of our costs, but we anticipate that we will need additional contributions from the members. Earmark these donations for the building fund.

I pledge $500 toward this effort and am looking for matches this pledge, and to others who would be willing to put up matching funds.

Building Rentals

We had 7 rentals in June bringing in rental income of approximately $4,472.31. This will be deposited in July after the income statement is finalized. 

We have not yet begun Hall Rentals.

Donations

Donations through June included one large annual donation, which will allow us to increase our monthly donation to the region and pay back a portion of our loan to Subud PNW.

If you believe we can handle our expenses through member contributions, please consider this:

On average this year, donations have covered roughly one half of our expenses. The rest has been covered by our enterprise. Every dollar donated by a member is appreciated.

Use only “Subud PNW – Seattle Center” on any future donations to our center.  Bank rules, recently changed, are delaying deposits.  Please be sure to change the “Pay To The Order Of” section of your handwritten or automatic withdrawn check from your account and use this name. During May, we were able to complete repairs which will prevent further water damage to the interior of the building.

We were able to pay for this work after Jim O’Halloran was able to obtain a $6,000 loan from the region. We now need to repay this loan.

The extensive wet weather this year allowed water to permeate the window frames on bedrooms 2 & 3 and our small deck on the 2nd floor.  Absolute Rot Repair Inc. completed the repairs in May and in the process, discovered that the shingles and under panel on the South side of our building should also be repaired withing the next 9 months. Due to the dramatic rise in costs for materials, we will need to obtain an estimate closer to the time that the work is scheduled.

Though we had to block out 2 weeks for repairs, iTrip was able to booked 3 rentals in Spring Street Center during May. 

Income of $4,989 for rentals from January through April was deposited into our checking account and helped reduce the amount we needed to draw on from SPNW to $6,000 of our $10,000 credit. 

Due to continued limitations from the COVID-19 pandemic, there have been no Hall Rentals during the same period.

Income and expenses

Building Rentals

We had a no AirBnB or Hall Rentals in October. Income from our new relationship with iTrip is not expected until the beginning of 2021. 

Donations

Donations dipped in October. We have been able to average $1,816 a month in donations, due primarily to a couple of members providing large donations, and, due also to our regular contributing members. Thank you to those who contribute! Your steady level of support has helped us stay within our 2020 budget needs during this extraordinary time.

October Expenses

Our expenses have been kept to the minimum required to keep the building healthy and looking great for potential renters. We are able to continue to pay for cleaning, gas, electricity, water and garbage. 

Our main outflows in October were related to the September water damage. The cost for the cleanup was $5,485. Farmers Insurance reimbursed us for $4,485 of the costs. We paid the $1,000 deductible.

Future Expenses

Your committee continues to monitor and keep our costs as low as possible. There are some expenses needed to prepare the building for our new rental agency, iTrips. iTrips is also helping us keep costs low until we start to generate income. We will continue to manage our costs to drive them down in any way we can.
